  • This course will examine fair housing laws, including federal and state of Minnesota law, with emphasis on inclusive advertising, affordable and accessible housing, and fiduciary duties. The course will also discuss ways real estate agents can continually improve on their ability to recognize and enforce fair housing law in their practice.

    Section One – Fair Housing Act Review

    Chapter 1: The Basis of the Law
    In this chapter, the student will briefly review the historical laws and amendments that have led to the federal and Minnesota state fair housing laws enforced today.

    Chapter 2: Enforcement of Federal Fair Housing
    This chapter explains the U.S. Housing and Urban Development’s role in enforcing the fair housing laws, along with other related laws.

    Chapter 3: Inclusive Language in Advertising
    Students will examine examples of inclusive language in advertising in comparison to language that could exclude people who are part of a protected class.

    Chapter 4: Fair Housing Protected Classes
    In this chapter, students will review all fair housing law protected classes and take a closer look at protecting those with disability and familial status.

    Chapter 5: Fair Housing Rights Violations
    Students will learn the initial steps for reporting a fair housing violation.
     

    Section Two – Affordable & Accessible Housing

    Chapter 1: Affordable Housing
    In this chapter, students will examine barriers that some potential home buyers face to becoming homeowners.

    Chapter 2: Housing Solutions
    Students will learn about various housing options beyond single family and multi-family housing.



    Section Three – Real Estate Professionalism and Fair Housing

    Chapter 1: Professional and Equal
    This chapter will examine biases that could influence potential fair housing violations and ways to avoid them.

    Chapter 2: Self- Assessment
    Students will study ways to perform self-assessments to further their professional development.

    Chapter 3: English Proficiency
    In this chapter, students will learn about tools that can help their clients who may not be proficient in the English language, especially when understanding contracts and other real estate documents.
     

    Summative Assessment
    After completing all course materials, the student will participate in a cumulative, summative course assessment.

  • Instructor: Jim Tice

    Jim Tice has been a real estate instructor for over 20 years, and has taught thousands of real estate agents and brokers in classrooms and online. He is a member of the Real Estate Educators Association (REEA), and is certified as an online instructor by the International Distance Education Certification Center (IDECC).

    Jim entered the real estate business in 1977, in Minneapolis, Minnesota. He has been inducted into a national real estate Hall of Fame, an honor granted to less than 1% of agents nationwide. Jim has served as regional trainer for a national real estate franchise, and as a real estate manager he continues to train and coach new and experienced real estate agents.

    Jim has served for many years on the Minnesota Association of REALTORS® Professional Standards Committee, both as a panel member and as a hearing chairperson, and he has served on the Minneapolis Association of REALTORS® Board of Directors.
